The specialist nature of the works are not recognised by the client and the enquiry is issued solely to main contractors:

  • The main contractor will fragment the envelope works into individual constituent elements (windows, panels, access, internals etc) and issue each element for tender
  • The lowest price for each element will be summed to which overheads and profit margin will be added to form the tendered sum, however this is NOT a true build cost

With products sourced from, and installed by, different sub-contractors, programming, quality, cost and interface problems are inevitable for the client.

There is no single point responsibility, consequently a lack of clarity regarding who warrants the entire works. If the new building envelope became compromised, how would it be resolved? There are many similar questions which should be raised and addressed.
